Cómo construyo una casa prefabricada de hormigón:
1) Compra del terreno. Hay que tener en cuenta una serie de cosas cuando se miran parcelas. Hay que ver si está ya urbanizada, con todas las acometidas disponibles, agua, luz, gas, saneamiento. Todas ellas, supondrán un sobre coste o retrasos, en todo el proceso constructivo. Se pueden ver en las parcelas en mochetas, o en pequeñas arquetas en la acera.
La edificabilidad, hay que ver el planeamiento del Ayuntamiento, dependiendo de cada municipio para viviendas unifamiliares , se permite el 0.35% oo el 0.50% de la superficie de la parcela. Es decir una parcela de 300m2, se podrá construir 150m2 totales. Otro aspecto a tener en cuenta es la ocupación la cual puede se inferior por ejemplo de 0.30 %, lo que nos obligaría para agotar la edificabilidad, haciendo dos plantas.
2) Elección del modelo industrializado. Y redacción del proyecto básico de licencia, y ejecución.
Es importante, a la hora de elegir entre los diferentes sistemas, la relación calidad-precio, y durabilidad de lo construido.
Nuestro modelo industrializado, con el sistema SISMO, consiste en un encofrado perdido de EPS de 12 cm, y un hormigonado in situ de los muros, por lo que el resultado final, es una casa, aislada, sin puentes térmicos, y de hormigón armado, rigida, cómo un bunker.
Frente a sistemas de madera, o Steel frame , se ve que la estabilidad del hormigón al exterior , y dureza de los construido es muy superior.
También es importante que el certificado energético resultante del CTE, sea el máximo . Es decir el A o el B.
3) Presentación a licencia municipal proyecto básico. Generalmente la redacción son dos meses, la tramitación del proyecto depende del municipio, pudiendo ir de los 2 a los 9 meses.
4) A la vez que se tramita la licencia, la empresa diseña y fabrica, en la fábrica los paneles, esta labor se calcula entorno a 6 semanas, desde tener el proyecto cerrado. Una vez , diseñado, no se podrá modificar huecos exteriores. Si embargo la compartimentación interior si es personalizable.
5) Comienzo de obra. Acta de comienzo de obra , dirección facultativa. Se comenzarán con los trabajos de vaciado, cimentación , enanos, y forjado sanitario y pocería.
Los paneles llegarán a la obra, cuando la base esté preparada y nivelada.
6) Dirección de obra. La dirección de obra, realizará inspecciones cada 15 dias, igualmente el coordinador de seguridad , realizará visitas una vez al mes.
La propiedad, en el proceso, elige los materiales, según le indica el jefe de obra aparejador de MEDIPRESA. Puede elegir gran cantidad de elementos, suelos, tarimas,etc.
7) Fin de obra, Certificado final de obra, certificado de instalaciones, de gas, electricidad, etc, para contratar con compañía. Emisión de la garantia final, y recogida de certificados de materiales.
